What is Olam Properties taking care of?

Our credo is simple: we take care of everything and you take care of the rest. Seasonal rental management is a profession, and to provide you with the quality service you expect from us, we take care of everything from A (like Accueil) to Z (like the Z at Martinez, one of our favorite hotels in Cannes).

If I live in a property all year round and still want to rent it out occasionally, is this possible?

Of course: we always have a formula to suit you, because whatever you decide, you’re always in control of the occupancy over the seasons; the best thing is to call us or come and meet us to discuss it.

How much will I earn renting out my apartment?

Each property is different, and it’s important to bear in mind that there’s a very wide range of properties on the Côte d’Azur in all seasons. What’s more, location, quality of fixtures and fittings, decoration, the presence of a terrace or garden or parking space, etc., are all parameters that influence the profitability of a property. So without seeing, it’s impossible for us to give you an answer…

Nevertheless, we are fortunate to operate in Cannes, France’s 2nd-largest convention city. This, combined with our perfect knowledge of the market and our optimization of schedules and prices (the famous revenue management), enables us to offer you the best possible profitability for your apartment or house.

Can I use another agency in addition to Olam Properties?

We’ve tried, but now we only work on an exclusive basis. Firstly, because if there are several people to deal with, it’s hard to know who’s right and who’s wrong in the event of a problem! Secondly, to avoid the thorny issue of duplicate bookings, the only way is to opt for an exclusive management mandate. Finally, it’s important to remember that we also work with the major vacation rental portals such as Airbnb, Booking, Hotels.com and Abritel. And to ensure that their algorithms continue to like us, we have no choice but to make instant reservations, which is impossible if we don’t work exclusively with your property! In the end, fewer agencies (just one: Olam Properties) means more visibility and therefore more bookings.

What happens in the event of damage by a tenant?

First of all, you should know that we are extremely vigilant about the quality of our tenants: we won’t accept a tenant in your home that we wouldn’t accept in ours! And our experience and flair enable us to select only those we believe to be the best customers, for your peace of mind and ours.

But since there’s no such thing as zero risk, if the slightest problem arises, we’ll take care of the formalities involved in restoring your property… And that’s what the security deposit we impose and the insurance we make compulsory for villa rentals in particular are for (cancellation and interruption insurance, as well as civil liability and damage to property).

For each rental, our tenants pay a security deposit no later than the day of arrival, the amount of which is fixed in agreement with you and based on the value of your property and our experience. Then, if the damage exceeds the amount of the deposit, which has never happened to date, the insurance company steps in…
Of course, we take care of everything, respecting deadlines and procedures, and call in the service providers needed to restore your property to its original condition. And we always communicate transparently with you, the client, who trusts us.

And from an administrative point of view? Is it difficult to manage?

Here again, we take care of everything: as soon as the mandate is signed, we advise you on decluttering if necessary, and we can send you our maintenance team if you decide to store your personal belongings in a locked cupboard… But of course there’s no need to empty everything, the important thing is to leave enough space so that tenants can feel at ease during their business or vacation stay on the Côte d’Azur.

We can also help you register your property with the Mairie, a fast, compulsory and free process. And you don’t even have to worry about the tourist tax, which is also one of the things we do for you: we collect it from tenants and pay it on your behalf to the Cannes Town Hall.

And what about the little "worries" of everyday life?

As we all know, anything can happen: a leaking shower, a blocked sink, a temperamental air-conditioning system, or a tenant who has lost his or her keys and finds himself or herself at the apartment door (it always happens in the middle of the night…).

Don’t panic, we’ve got a team of professionals we can trust and work with all year round, which means firstly that they’re reactive and will never leave our tenants without a solution. But it also means that they work with us on a low-cost basis, because they know they’ll win in the long run. It’s a win-win situation. And for all of us, it means peace of mind!

Is payment secure?
Online reservations are made on the Olam Properties website, which uses 3D Secure technology. First, your data is revalidated, then you receive a confirmation SMS, and no sensitive payment data is stored. Once payment has been made, you’ll receive your rental contract and proof of payment directly by e-mail. Once you’ve filled in your personal details and created your personal online space, you’ll have direct access to all the information about the apartment: address, access, digicode, wifi code, arrival details and where to collect the keys.
Is the security deposit cashed?

The choice is yours: if you wish, you can make a bank transfer of the deposit, which will be reimbursed to you within 8 days of the end of the rental period, minus any repair costs.

If you prefer, we can also simply take a bank imprint of your credit card, as would a car rental agency, for example, which will not block you as it has no impact on your card’s financial limit.

Until when can I cancel or modify my reservation?

There’s no single answer to this question. Firstly, because it depends on the property and the period, and also because the pandemic has permanently reshuffled the cards in the seasonal rental market.
You’ll find specific information on cancellations and modifications on the description sheet for each of the properties we offer.

Please note that in the case of villas, we require you to take out cancellation/interruption/liability insurance. Not only for our comfort, but also for your peace of mind, because we know that when you rent a house to 2 or 3 families, there are mathematically more hazards!

Are linens provided? Sheets? Towels? Beach towels?
All linen is provided! This means that when you arrive, you’ll find your beds made up (sheets, comforter covers and pillowcases), towels nicely installed with our welcome products (shampoo, liquid soap and hand soap). We supply one large and one small towel per person and one bath mat per bathroom or shower, and can provide additional linen on request. For the houses, we also provide pool towels (bath sheets), which, like the rest of our linen, are of professional quality. However, we do not supply beach towels, nor umbrellas for that matter, but we can tell you where to buy them if your suitcase is too small…
Le ménage de fin de séjour est il obligatoire ? Inclus ?

All our stays include end-of-stay cleaning, which is compulsory. Our teams are professional and use products and materials that are perfectly adapted to your needs, so you don’t have to worry about sanitary issues / Covid-19…

You can also request extra cleaning during your stay. For longer stays (over 2 weeks), intermediate cleaning is strongly recommended. Not just to facilitate the work of our super housekeepers and stewards, but because you’re on vacation in Cannes, let’s not forget… The only contribution we ask is that you kindly dispose of the rubbish and start the dishwasher on the day of departure, to enable us to make the accommodation available even more quickly to the next tenants, just as we did for you on the day you arrived in Cannes!!!

What about my four-legged friend?

Generally speaking, and contrary to popular belief, it’s the size that counts! If your pet, dog, cat, hamster or owl is well-behaved, why not.

There will be no extra charge, just contact us beforehand as the answer differs depending on the accommodation. We’ll be happy to recommend a suitable apartment with terrace, for example.

How do I make a reservation?

With Olam Properties Seasonal Rentals, as with Airbnb, Booking, Hotels.com, or Abritel to name but a few, to validate your reservation you must make the deposit payment directly online. The deposit is generally 30% of the total booking, but it can also vary depending on the type of property, your arrival date or the rate you choose (this will always be indicated before booking and on the payment page). Once your booking is finalized, everything happens automatically, starting with the confirmation e-mail with the contract you’ll receive instantly. Then it’s off to your vacation!

Then we’ll take care of the rest.
