What are the requirements for the surface area of a room?

Certain obligations must be met when selling your property. The Carrez law is an information obligation for future buyers. In the case of a condominium, this concerns the total surface area of the dwelling. The loi carrez surface must appear in several places:

  • Real estate listing
  • Compromise or promise to sell
  • The deed of sale

The Carrez law does not apply when the total surface area of the property is less than 8m². However, the seller cannot present his property as habitable. The purchaser is then free to use the property as he or she sees fit, but cannot rent it out as a dwelling, as it is considered to be indecent. If in doubt, consult your notary.

How do you designate this little room in a real estate ad?

The aim, of course, is to avoid disappointing potential buyers by describing a very small room as a “bedroom”. Although the law doesn’t forbid rooms to be smaller than 9m², it’s only above this size that we recommend you call the room a “bedroom”.

Of course, nothing is lost if the surface area of the room is less than 9m². All you have to do is make the most of these spaces, which can make all the difference to the sale of your property. Here are a few possible qualifications:

  • Dressing room, if close to a bedroom
  • Office
  • Storeroom/ Laundry room
  • Storeroom for apartments without garage
  • Spare bedroom

Does the minimum room size depend on age?

Obviously, needs differ according to the age of the person who will be using the room.

For a baby or very young child, 9m² may be more than sufficient, given that it will be used solely for sleeping. It’s all about practicality when it comes to storage.

For a child, space can quickly become tight once the bed is in place. If you include an office or play area on the floor, the room will quickly become too small. The space required for a child’s bedroom is around 13m².

For an adult or a couple, the purpose of the bedroom is often to sleep. As a result, we can count on approximately 12 to 15m² for a pleasant surface.

Of course, the size of the room is determined above all by comfort criteria, and varies from one household to another.

However, we advise you not to classify a room smaller than 9m² as a bedroom, and to enhance the value of this space in a different way.
